The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P23/S4218/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2023028 PL 001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the first occupation of the additional mobile home hereby approved, the additional hardstanding shall be provided in accordance with the approved plan 2023028 PL 001 and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles. Thereafter, the additional and existing areas of hardstanding shall be retained unobstructed except for the parking and manoeuvring of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

The development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

No commercial activities shall take place on the land, including the storage of materials. Reason: To safeguard the amenities of nearby occupiers and the area generally in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.

No vehicle over 3.5 tonnes shall be stationed, parked or stored on this site. Reason: To safeguard the amenities of nearby occupiers and the area generally in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.

The site shall not be occupied by any persons other than gypsies and travellers as defined in Annex 1 of the Planning Policy for Traveller Sites August 2015. Reason: To safeguard a gypsy and traveller site in accordance with Policy H15 of the South Oxfordshire Local Plan 2035.

There shall be no more than 2 pitches on the site, which shall be restricted to the enlarged area indicated as 'existing open yard and hardstanding' and enclosed within the green line indicating a fenced area on drawing 2023028 PL-001 and, on each pitch hereby approved, no more than 1 mobile home and 1 touring caravan shall be stationed at any time. Reason: To safeguard the amenities of nearby occupiers and the area generally in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.

That, unless otherwise agreed in writing by the Local Planning Authority surface water drainage details for the area of 'hardstanding for access to stables/paddock' as shown on drwgno 2023028 PL 001 shall be submitted to and approved in writing by the Local Planning Authority within three months of the date of this permission. The development shall be carried out in accordance with the approved details. Reason: To ensure the proper provision of foul water drainage and to ensure flooding and pollution is not exacerbated in the locality in accordance with policy EP4 of the South Oxfordshire Local Plan 2035.
