Prior to the first occupation of the development, hereby approved, the parking and turning areas shall be provided in accordance with drawing no. 309/PR/A 02, and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of Schedule 2, Part 3, Class R of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), the use hereby permitted shall be for no more than 12 bed and breakfast rooms and 1 meeting room used in an ancillary function to the adjacent commercial property known as The Mole Inn and for no other purpose(s) permitted under Class R or any other use permitted by that order. At no time shall the bed and breakfast rooms and/or meeting room be operated independently to the main commercial property. Reason: To ensure a satisfactory scale of development is permitted in the interests of preventing future harm to highway safety and neighbouring residential amenities in accordance with the provisions of Schedule 2, Part 3, Class R of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) and the provisions of the National Planning Policy Framework.
