That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC 001, 3a, 3b, 3d, 3c and 3e, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the kitchen extract system, fitted with the filters specified in chapter 7 of the odour control report ref NALPRO050523.10 by Noise Assessment Ltd, shall be maintained in accordance with the recommendations within the odour control report and retained as such. Reason: To protect the occupants of nearby residential properties from noise and odour disturbance in accordance with Policy ENV12 of the South Oxfordshire Local Plan 2035.
