Conditions / Refusal Reasons
That, having regard to the limited size of the site and the amount of built form across the full width of the site, the proposed dwelling, does not allow for sufficient space for landscaping to help to assimilate the development into its surroundings. In addition, the contemporary design is at odds with the prevailing character of the area. The proposal represents an unacceptable form of development that fails to reflect the positive features that make up the character of the local area and would detract from the character and appearance of the locality. As such, the proposal is contrary to Policies STRAT3, DES1 and DES2 of the adopted South Oxfordshire Local Plan 2035. Related application(s): P23/S0191/DIS

That, having regard to the layout of the site and the relationship with neighbouring dwellings, the proposal represents an oppressive and overbearing form of development that would detract from the residential amenity currently enjoyed by the residents of 2a and 2b Ernest Road. As such, the proposal is contrary to Policy DES6 of the adopted South Oxfordshire Local Plan 2035 Related application(s): P23/S0191/DIS

That, having regard to the close relationship with neighbouring properties, the private amenity area of the proposed new dwelling would be unacceptably overlooked by 2, 2a and 2b Ernest Road providing inadequate standards of privacy for occupants of the proposed dwelling. As such the proposal is contrary to Policy DES5 of the adopted South Oxfordshire Local Plan 2035. Related application(s): P23/S0191/DIS
