The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development, a full surface water drainage scheme based on full infiltration unless evidenced exhausted, including details of the size, position and construction of drainage works, shall be submitted to, and approved in writing by, the Local Planning Authority. The drainage scheme shall be designed to accommodate a 1 in 100 year storm + 40% CC and will be implemented in accordance with the approved details prior to the commencement of the development hereby approved.
Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the tree shown as T1 on the submitted block plan which is shown to be retained, and the tree shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
The landscaping scheme as shown on the approved plan 8195/B2a and the Planting Scheme document dated 16 March 2021 shall be implemented prior to the first use of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the soft landscaping so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, replacement planting, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
That prior to the first use of the stables hereby approved, all outbuildings and other structures not shown to be retained on approved site plan drawing 8195/B2a shall be demolished and the materials used in their construction, including foundation materials, removed from the land or re-used in the development hereby approved.
Reason: To ensure that cumulative impact of having both both the existing and proposed stables on site, which would be harmful to the openness of the Green Belt in accordance with Policy STRAT6 of the South Oxfordshire Local Plan 2035.
The stables hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity.
Reason: To meet the particular needs of the applicant, to avoid the introduction of a commercial use in this rural location, and in the interest of highway safety in accordance with Policies ENV1, STRAT6 and TRANS5 of the South Oxfordshire Local Plan 2035.
