The proposed development would represent an encroachment into the open countryside that forms the setting of the Chilterns AONB. The scale, industrial appearance and height of the development would result in unacceptable harm on the rural character and setting of the open countryside and the valued landscape that forms the setting of the AONB. As such, the application proposals are contrary to policies ENV1 and DES2 of the South Oxfordshire Local Plan 2035, policy 11 of the Goring Neighbourhood Plan, and paragraphs 174 and 176 of the NPPF.
