The position of the building relative to the protected trees is such that the relationship between the nearest dwelling and trees would be very poor, threatening their retention and well being as a result of future pressure for significant tree works or their removal, which the council would find hard to resist given the relationship between the trees and the new dwelling. The loss or significant reduction of the trees would detract from the visual amenity of the area and the character and appearance of the Warborough Conservation Area and as such, the development conflicts with policies ENV1, ENV5 and ENV8 of the South Oxfordshire Local Plan 2035 and Policy H3 of the Warborough Neighbourhood Plan and BS 5837 2012 Trees in Relation to Design, Demolition and Construction.
