Description
To rear of listed building, alteration of existing modern extension to widen its footprint and conversion from single to double storey (glass and metal cladding) plus addition of adjacent single storey glass extension. Internal floor plan alterations to install a new stair, removal of c20 staircase, new partitions at first floor level and opening up of rear elevation at g/f and 1/f levels for proposed rear extensions. Removal of existing staircase, fireplace and modern internal partitions. Retrospective application for sub-division of roof space into one large room plus small storage room and internal staircase, involving removal of internal section of chimney. Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, TS-7519-PA2-P06-B, TS-7519-PA2-P06A-B, TS-7519-PA2-P05-B, TS-7519-PA2-P23, TS-7519-PA-E01, TS-7519-PA-E07, TS-7519-PA-E02, TS-7519-PA-E03, TS-7519-PA-E06, TS-7519-PA-E05, TS-7519-PA-E04, TS-7519-PA2-P22, TS-7519-PA2-P01-B, TS-7519-PA1-P12-A, TS-7519-PA2-P07-B, TS-7519-PA2-P03-B, TS-7519-PA2-P02-B, TS-7519-PA2-P04-B, TS-7519-PA2-P02A-B, TS-7519-PA2-P20 and TS-7519-PA2-P21, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

All windows and external doors shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
