The existing garden room, through its size, position and appearance, detracts from the character and appearance of the locality. As such, it is contrary to the aims and objectives of Policies H20, DES1 and DES2 of the South Oxfordshire Local Plan 2035 and Policy DQS1 of the Joint Henley and Harpsden Neighbourhood Plan 2014 and advice contained within the South Oxfordshire Design Guide 2016 - Householder Technical Guidance.
The existing garden room, through its depth, height and proximity to the boundary results in loss of light to the rear aspect of No.44 King James Way, thereby detracting from the residential amenity of the adjoining occupiers. As such, it is in conflict with the aims and objectives of Policy DES6 of the South Oxfordshire Local Plan 2035.
The existing garden room, through occupying most of the original rear garden of No.46 King James Way, has removed any usable outdoor amenity space, therefore detracting from the residential amenity of the occupiers of the host property. As such, it is contrary to the aims and objectives of Policies H20 and DES5 of the South Oxfordshire Local Plan 2035.
