The development hereby approved shall be implemented strictly in accordance with all of the measures stated in the supporting Ecological Mitigation Plan (WYG, January 2020, Job Number: A115750 and its addendum dated 20 April 2020). Reason: To minimise the impacts of development on biodiversity, in accordance with Policies C6 and C8 of the SOLP, Policy CSB1 of the SOCS and paragraphs 170 and 175 of the NPPF

The tree protection details as shown on the approved Tree protection plan 1H shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

No development shall take place within the area of archaeological interest which shall be agreed with the County Archaeologist, prior to the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been first submitted to and approved in writing by the Local Planning Authority. Reason: To enable an appropriate level of archaeological investigation of the area including excavation and recording, post excavation analysis and the publication of results in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011 and the National Planning Policy Framework.

Following the approval of the Written Scheme of Investigation referred to in condition 4 above, the written scheme of investigation shall be maintained for the duration of the work within the identified area referred to in condition 4. Once the watching brief has been completed its findings shall be reported to the Local Planning Authority within six months of completion of the works, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. Reason: To enable an appropriate level of archaeological investigation of the area including excavation and recording, post excavation analysis and the publication of results in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011 and the National Planning Policy Framework.

Upon completion of development the land shall be reinstated to its former condition in accordance with a scheme that shall have been submitted to and approved by the Local Planning Authority prior to its implementation. Reason: To ensure the land disrupted by the installation of the cables is restored to preserve the appearance of the area in accordance with policy CSEN1 of the South Oxfordshire Core Strategy.

A Construction Traffic Management Plan (CTMP) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The approved CTMP shall be implemented prior to any works being carried out on site, and shall be maintained throughout the course of the development. Reason: In the interests of highway safety and to mitigate the impact of construction vehicles on the surrounding highway network, road infrastructure and local residents, particularly at morning and afternoon peak traffic times and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
