Having regard to the size, scale and bulk of the proposed two-storey front extension, the proposal would result in and incongruous and intrusive addition, which would detract from the character and appearance of the existing dwelling, and the surrounding Area of Outstanding Natural Beauty. As such, the proposal would be contrary to policies G2, D1, and H13 of the South Oxfordshire Local Plan 2011, policies CSQ3 and CSEN1 of the South Oxfordshire Core Strategy, the advice in the South Oxfordshire Design Guide 2016 and Government guidance in the National Planning Policy Framework.
