That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan LOC001; Site Plan Drwg No. P0717/92667/0.1; and Composite Plan Drwg No. P0717/92667/0.1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Only three exiting car parking spaces, corresponding to the area shown on the submitted site plan Drwg No. P0717/92667/0.1 shall be used for the playing of Aunt Sally and only at times when a game is in progress. Other than in the case of the above limited exception all existing car parking spaces and related manoeuvring areas shall remain clear of outdoor furniture, materials, equipment and other obstructions and used for purposes of car parking only at all times. Reason: To ensure the adequate provision of car parking and protect local amenity in accordance with policies G2, D2, E5, TSM4 and T2 of the South Oxfordshire Local Plan 2011.

External lighting, if required in connection with the Aunt Sally games area, will only be permitted in accordance with a lighting scheme to be approved in writing by the local planning authority before it is first used. Any such lighting shall be directed downwards to prevent nuisance to adjoining residential occupiers from light spillage and shall be turned on only during those times when a game is in progress and remain off at all other times. Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
