Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, BLO-001, AGF.04.321.11, AGF.04.321.10 and AGF.14.485.1a, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The stud wall partition between the shop and the rest of the former pub shall be constructed so as to bee removable without harm to historic fabric. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.
