The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, NHG-2014-TF-12-03, NHG-2014-TF-06-02, NHG-2014-TF-03-00, NHG-2014-TF-02-00, NHG-2014-TF-04-03, NHG-2014-TF-07-01, PE 001, NHG-2014-TF-14-02, NHG-2014-TF-15_00, NHG-2014-TF-08-06, NHG-2014-TF-13-02, NHG-2014-TF-09-03, NHG-2014-TF-05-05, Door & Window Information, Store Room - Roof Lights, 22GB/EBN A and PWVS/JAMB/EBN A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the extension and conservatory hereby approved, samples of the materials to be used for the external walls of the extension and the plinth wall of the conservatory shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of the external doors and windows of the extension and conservatory hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.
