The proposed dwelling, due to the limited size of the application site, its proximity to the road and through its form and design would result in an unduly cramped and overly prominent form of development that would detract from the established character of the area. As such the proposal would be contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, D1 and H4 and to advice contained within the South Oxfordshire Design Guide 2008 and PPS1 and PPS3.

The proposed dwelling, due to its proximity to the boundaries with established dwellings would result in opportunities for overlooking of and consequential loss of privacy to the gardens of adjoining residential occupiers, particularly No.2 Wilson Avenue and No's 188 and 190 Reading Road and also the rear facing rooms of No.190 Reading Road. The proposal would also result in increased enclosure of the front of No.2 Wilson Avenue and loss of outlook to that property. As such, the proposal would detract from the living conditions of adjoining residents and would be contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, D1 and H4 and to advice contained within the South Oxfordshire Design Guide 2008 and PPS1 and PPS3.
