The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan date stamped 3 August 2010, Block Plan at scale of 1:500 date stamped 3 August 2010, LB005/01, LB005/03, LB005/02 , except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the new porch hereby permitted incuding stained weather board shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011. Related application(s): P11/W0358/DIS

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of the new door and windows at a scale of 1:20 b. Written specification for lime mortar mix. c. Confirmation of brick bond. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be traditionally profiled metal and painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

That new footings for the porch shall be constructed in accordance with the drawings submitted with the letter dated 19 January 2011 from MJA Consulting unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
