Conditions / Refusal Reasons The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Replacement bricks b. Weatherboard finish Reason: To safeguard the special historical or architectural qualities of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011 and with advice contained within PPG15.

That a specification for the lime mortar mix shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the special historical or architectural qualities of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011 and with advice contained within PPG15.

That during the course of the works to the fireplace a sample area of pointing shall be carried out and shall be inspected and agreed in-situ by a Local Planning Authority Conservation Officer. Reason: To safeguard the special historical or architectural qualities of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011 and with advice contained within PPG15.

That should the requirement for the alteration of the footings of the chimney stack be identified, written justification should be submitted to and approved in writing by the local Planning Authority prior to the commencement of the remedial works outlined on Drawing AB782-05. Reason:To safeguard the special historical and architectural qualities of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan and with advice contained within PPG15.
