Conditions / Refusal Reasons The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) Details of methods of repair/plating of timbers referenced to drawings of roof structure and timber frame b) Details of any localised under-pinning annotated on plan c) Details of all vents, pipes and extract ducts annotated on plan and elevation drawings d) Details of proposed new access gates at 1:20 (section and elevation) Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development samples of all new materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the building in accordance with CON3 of the South Oxfordshire Local Plan 2011.

That, notwithstanding the details on the approved drawings the rooflights where the barn is open from the ground floor to the roof shall not be provided and the roof shall remain. Reason: To safeguard the character of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
