The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a)Details of methods of repair/plating of timbers referenced to drawings of roof structure and timber frame b) Details of any localised under-pinning annotated on plan c) Details of all vents, pipes and extract ducts annotated on plan and elevation drawings d) Details of proposed new access gates at 1:20 (section and elevation) Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of development samples of all new materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the building and conservation area in accordance with Policies CON3 and CON7 of the South Oxfordshire Local Plan 2011. No development shall take place until further bat activity surveys have been completed and a report containing the results and details of appropriate mitigation measures have been submitted to and approved in writing by the Council. This condition will be discharged on receipt of a letter from the project ecologist stating that the mitigation has been completed according to the approved report Reason: To protect the important species on the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011. Prior to the first occupation of the development, the parking and turning areas shall be provided in accordance with the approved drawing no. 2568.4a and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2008 (or any Order revoking or re-enacting that Order) no external alterations or extensions shall be carried out to the barn conversion hereby approved. Reason: To safeguard the amenities of the occupiers of the adjoining properties and to protect the character of the building in accordance with Policies CON3 and H13 of the South Oxfordshire Local Plan 2011. That, notwithstanding the details on the approved drawings the rooflights where the barn is open from the ground floor to the roof shall not be provided and the roof shall remain. Reason: To safeguard the character of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. That the alterations to the ground floor windows on the west elevation shall be carried out in accordance with the approved details prior to the occupation of the barn and shall be retained as such. Reason: To ensure the proposal is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011. |
