Conditions / Refusal Reasons That, particularly having regard to its size and siting in close proximity to the boundary of the adjoining bungalow to the west, the proposed building would have an overbearing and unneighbourly effect resulting in the loss of light to the adjoining property at Cairnwell to the detriment of the amenities of occupants of that property, contrary to policies H13 and D4 of the South Oxfordshire Local Plan 2011 .

That having regard to the design, size and massing, the proposal represent an inappropriate and incongruous form of extension detracting from the character, appearance and symmetry of the existing dwelling and would be detrimental to the visual amenities of the locality, contrary to policies H13, G6 and D1 of the South Oxfordshire Local Plan 2011.
