Conditions / Refusal Reasons That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the building hereby permitted shall be used only for the purposes specified in the letter dated 26 November 2007 accompanying the application, for the personal enjoyment of occupants of Down Farm. The building shall not be used for any other commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality in accordance with the employment policies of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policies CON5 and H13 of the adopted South Oxfordshire Local Plan.

That the garage doors shall be constructed with vertical dark stained timber boarding. Reason: To safeguard the character of the area in accordance with Policies CON5 and H13 of the adopted South Oxfordshire Local Plan.

Notwithstanding the details accompanying the application the rooflights in the rear elevation shall be of a conservation style in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies CON5 and H13 of the adopted South Oxfordshire Local Plan.
