Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details shown on drawing number 0243/19E, the windows in the side elevation (facing 83 Oxford Road) shall have a minimum cill height of 1.5 metres above finished floor level and shall be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the either side elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1, GB2 and H4 of the adopted South Oxfordshire Local Plan.

That, prior to the first occupation of the building hereby permitted, the existing buildings on the site shall be demolished and the materials from the demolition removed from the site. At no time shall more than one dwelling be occupied on the site. Reason: To accord with the policy of the Local Planning Authority and to protect the amenity of residents in accordance with Policies G1, GB2 and H4 of the adopted South Oxfordshire Local Plan.

That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents, employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including any changes of levels, the treatment and breaking up of the platform of the existing bungalow and the planting of live trees and shrubs shall be submitted to the Local Planning Authority prior to the commencement of development on the site. The scheme shall be implemented as approved within six months of the first occupation of the new dwelling. In the event of any trees or shrubs so planted dying or being seriously damaged or destroyed, a new tree or shrub or the equivalent number as the case may be, be planted and properly maintained. Reason: To help to assimilate the development into its surroundings and ensure adequate treatment for the removal of the existing building in accordance with Policies G1, G9, GB2 and H4 of the adopted South Oxfordshire Local Plan.
