Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. Related application(s): P09/E0233/DIS, P09/E0371/DIS

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character and appearance of the Thame Conservation Area in accordance with Policies G1, G8, H12 and CON10 of the adopted South Oxfordshire Local Plan. Related application(s): P09/E0233/DIS

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference RR/P1a all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, joinery details of the new shopfront shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of any flat or dwelling, cycle parking and bin store areas shall be provided in accordance with details contained on drawing ref: RR/P2b. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G1 and G11 of the adopted South Oxfordshire Local Plan.

That no other development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom window in the side elevation of unit R4 shall be obscure glazed and so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That all new rooflights shall be of a conservation type and thereafter so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That building works shall take place at the site only between the hours of 8am and 6pm Monday to Friday; 8am until 1pm on Saturdays and no work shall be carried out on Sundays and Bank Holidays. Reason: To ensure that the construction of the development is not unneighbourly in accordance with Policies G1 and G7 of the adopted South Oxfordshire Local Plan.
