The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, EB01, PB01a, E006b, P006d, E005d, P005c, E001a, E003d, E002a, E004d, P004e, E007a, P007a, EL01, PL01a, P001, P003g and P002g, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P23/S3174/DIS, P23/S4221/DIS

No works shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) Floor built up between kitchen and hall b) Insulation for roof including cross sections, specifications and details of the junction with No.8 c) Details of all timber repairs d) Specification for all new plasters and mortars e) Method statement for installation of new plumbing and electrics (indicating locations of back boxes on plan and demonstrating that timber framed walls will be avoided) f) All new rainwater goods g) Joinery details/detailed specifications for all new windows and doors Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. Following initial works to remove modern coverings, the submission of a schedule of works of opening up and repair of the fireplaces shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out only in accordance with the approved schedule. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
