Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12 B, 02, 01, 10 F, 13 A and 11 E, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the extensions to the dwellinghouse hereby approved shall be of the same colour, type and texture as those used on the existing building(s) with the exception of the roof over the single storey element at the rear shown on the approved plans to be finished with a zinc standing seam. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, G2 and H13 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to Policies set out in the emerging South Oxfordshire Local Plan 2034.

The external finishes of the roof over the single storey element at the rear of the dwelling and detached garage hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, G2 and H13 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to Policies set out in the emerging South Oxfordshire Local Plan 2034.

The garage accommodation hereby approved shall only be used for purposes ancillary to the dwelling and shall be retained as garage accommodation and not be adapted for living purposes without planning permission from the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies D2, T1 and T2 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to Policies set out in the emerging South Oxfordshire Local Plan 2034.
