Conditions / Refusal Reasons
Having regard to the size of the dwelling in relation to the width of the plot and the limited separation to the site boundaries, and the inadequate sized rear garden, the proposed dwelling would result in a cramped development to the detriment of the character and appearance of the site and surrounding area of the street scene. As such, the proposal would detract from the character and appearance of the site and surrounding area, contrary to policies G2, D1, D3 and H4 of the South Oxfordshire Local Plan 2011, policy CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1 and H3 of the Sonning Common Neighbourhood Development Plan, advice set out in the South Oxfordshire Design Guide 2012 and government guidance in the National Planning Policy Framework.

The proposed development would threaten the health and longevity of trees on the site that are of significant amenity value and are the subject of a Tree Preservation Order and if permitted, could result in pressure to remove trees in the future. The loss of the trees would be harmful to the character and appearance of the site and surrounding area and as such, the development would be contrary to saved policies G2, D1, C9 and H4 of the South Oxfordshire Local Plan 2011, policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1, ENV2a and H3 of the Sonning Common Neighbourhood Development Plan and advice set out in the South Oxfordshire Design Guide 2016.
