Description
Replace existing fences to the west side of the drive along Manor Road and metal fences along the boundary of the site with the Heartslocak bridleway to a timber pailing fence standing 2.2 metres in height. (As per amended plans submitted 22 April 2020 and supporting arboricultural information submitted 16 October 2019).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, ARB-893-1-B, ARB-893-2-A, ARB-893-3-A, ARB-893-4-A, ARB-893-5-A, ARB-893-6-A, WHL-893-1-E, WHL-893-2-B, WHL-893-3-B, WHL-893-4-B, WHL-893-5-B, WHL-893-6-B, OP001, EE 01, LOC 01 and BLO 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The fences hereby permitted shall only be constructed in the materials specified on the plans and supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies CON7, C4, D1 and G2 of the South Oxfordshire Local Plan 2011 and Policies set out in the emerging South Oxfordshire Local Plan 2034.
The tree protection details as shown on the approved plans ARB-893-1-B, ARB-893-2-A, ARB-893-3-A, ARB-893-4-A, ARB-893-5-A and ARB-893-6-A and accompanying Arboricultural Method statement shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To help to assimilate the development into its surroundings in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C9, CON7, D1 and G2 of the South Oxfordshire Local Plan 2011 Policies set out in the emerging South Oxfordshire Local Plan 2034.
