Having regard to the close-proximity to the protected Dawn Redwood with significant future growth potential, the proposed development would result in a poor compatibility between the tree and the proposed extension and put pressure to prune or fell this tree. As a result, the proposal would be harmful to the future amenity and longevity of this important, protected, landscape feature. As such the development would be contrary to the provisions of Policy CSEN1 of the South Oxfordshire Core Strategy (2012), saved Policies C9 and C4 of the South Oxfordshire Local Plan (2011), BS 5837 (2012) and advice set out in the South Oxfordshire Design Guide (2016) and the supporting Trees and Landscape guidance, the National Planning Policy Framework (as amended 2019) and advice contained within the National Planning Policy Framework (as amended 2019).
