Description
Alterations to the height and roofs of the existing attached lean-to and detached outbuilding to the side and rear of the Grade II listed dwelling. Attached lean-to: Remove existing asbestos roof, to be correctly disposed of in line with the asbestos removal guidelines by HSE. Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PE001, CMP001, EE001, BLO001 and LOC001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The alterations to the attached lean-to hereby permitted shall include the raising of the building's height by no more than three brick courses. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

The alterations to the detached outbuilding hereby permitted shall include the raising of the building's height by no more than five brick courses. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

That the brickwork and mortar to be used for the external walls of the works hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

The roofs of the works hereby permitted shall only be finished with the plain clay tiles specified in the supporting information hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.
