That the proposed development by virtue of being positioned closer to the site's boundary with Hazel Gardens would not leave sufficient space for successful long term landscaping to thrive and this would diminish the design quality of the development to the detriment of the visual amenity and the verdant character and appearance of the area. As such the proposal is contrary to policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and policies C9, D1, G2 and H4 of the South Oxfordshire Local Plan and policy H3 of the Sonning Common Neighbourhood Development Plan.
