Prior to any works above slab level a schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of any dwelling hereby approved, the parking and turning areas associated with that particular unit shall be provided in accordance with the approved plan 101510-BEL-TV-01 A and shall be constructed, laid out, surfaced to at least base course, drained and completed to be compliant with the approved drainage strategy, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The carports hereby approved shall be retained as such and shall not be enclosed without the prior written permission of the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Unless otherwise agreed in writing by the Local Planning Authority, all of the acoustic control measures specified in the Assessment of Environmental Noise prepared by Ian Sharland Limited (report ref. M3805-02, dated 10 February 2017) shall be in place before any part of the accommodation hereby approved is occupied. The acoustic control measures shall be maintained as such thereafter. Reason: To protect the amenity of future occupiers in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.

Unless otherwise agreed in writing by the Local Planning Authority, no development shall take place on the land shown to be safeguarded for potential future access to neighbouring site, as shown on approved plan 101510-BEL-TV-01 A. If access to the neighbouring site is secured, details of the access road shall be submitted to and agreed in writing by the Local Planning Authority before the access is formed and shall be implemented as approved. Reason: To future proof an access to neighbouring land, in the interests of comprehensive planning and to demonstrate good planning and urban design best practice in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to any works above slab level, details of the hard landscaping of the site shall be submitted to and approved in writing by the Local Planning Authority, and implemented as approved. Reason: To ensure that the details of the development are acceptable and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
