Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16261-16-03, P03a, P02a, L01a, 16261-18-01, 16-108 Rev a, 16-108 Rev a, 16261-16-02 REV and P01 Rev C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing dwelling. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the north east elevations(s) of the development hereby permitted. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

The home gym and bike store accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Park Cottage or for use which shall previously have been approved in writing by the Local Planning Authority. Reason: As the use of this area as habitable living accommodation would represent an undesirable use of the space which has limited amenity value due to its location under the canopy of a mature tree in accordance with Policy CSQ3 of the SOCS and Policies D1 and H13 of the South Oxfordshire Local Plan 2011.

The tree protection details as shown on the approved 16_108 Rev a shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2 and H13 of the South Oxfordshire Local Plan 2011
