Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan PFC-001 dated 17 August 2015; Block Plan, Ground Floor Layout, Side Elevation & Floor Plan, Window Survey, Garage Information, Garage Elevations East & West, Chimney Construction Method, Chimney Internal & Stack, Chimney Flue Assembly, and Chimney Side Elevation dated 26 February 2016; and Garage Elevation (Option C) dated 16 March 2016, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Work to repair existing windows shall be limited to those works specified in the window survey submitted under cover of letter dated 26 February 2016.
Reasons: To respect, protect and enhance the character, special historic and architectural qualities of the listed building in accordance with policy CON3 of the South Oxfordshire Local Plan and policy CSEN3 of the South Oxfordshire Core Strategy.
The proposed new garage building shall only be constructed in the materials specified on the plans hereby approved and to match the colour of material used in the adjacent listed building.
Reason: In the interests of the visual appearance and to safeguard the special architectural or historic interest of the listed building in accordance with policy CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and policies D1 and CON5 of the South Oxfordshire Local Plan 2011.
All works to the listed building and proposed extension shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON 3 of the South Oxfordshire Local Plan 2011.
