Having regard to the sites position outside the built up area of Sonning Common, the proposed development would be within open countryside and would be neither in a built up frontage, nor closely surrounded by buildings. The erection of a dwelling on this site would result in an intensification of development within the countryside which would have a detrimental impact on the character and setting of the Chilterns AONB. As such the proposal is contrary to Policies CSR1 and CSEN1 of the South Oxfordshire Core Strategy, and Policies C4, G4 and D1 of the South Oxfordshire Local Plan 2011 as well as Paragraph 55 of the NPPF.
