Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 10-452 01 and 10-452 03A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details at 1:5 and 1:20 for windows, internal and external doors b. Specification for flues, vents and extracts c. Final floor level and finish d. Specification for final finish of external weatherboarding Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.

The roof covering shall be thatched with long straw with a flush ridge finish. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.
