That the development shall begin within two years from the date of this approval for reserved matters.
REASON: To comply with conditions in the outline planning permission P02/W0848/O and by virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

The external finishes of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved shown on drawing no. H4391/MP5A/01 Rev A entitled 'Materials Plan' or in materials which shall previously have been approved in writing by the Local Planning Authority.

Prior to the commencement of this phase of development details of tenure mix on the affordable housing units shall be submitted to and approved in writing by the Local Planning Authority. Reason: To comply with the conditions in the outline planning permission P02/W0848/O and to meet the housing needs of the Council in accordance with policy CSH3 of the adopted Core Strategy.
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
