Conditions / Refusal Reasons
The proposed development in respect of Plots 2 and 3, due to the siting, size, height and bulk of the dwellings would result in a form of backland development that would fail to respect the established character and appearance of the site and the surrounding area. As such the proposal would be contrary to Policies CSR1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1, and H4 of the South Oxfordshire Local Plan 2011 and guidance contained within the National Planning Policy Framework, and the South Oxfordshire Design Guide 2008.

The proposed development in respect of Plots 2 and 3, due to its siting, size, height, and bulk, would result in an overbearing effect on, and cause noise and disturbance to adjoining properties, particularly 19 Baskerville Road. Therefore, the proposal would be detrimental to the amenities of the occupiers of adjoining residential properties and would be contrary to Policies CSR1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D4 and H4 of the South Oxfordshire Local Plan 2011 and guidance contained within the South Oxfordshire Design Guide 2008.
