Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 4702.101.A, 4702.100, 4702.102.A, 4702.104.A, 4702.103.A, 4702-105E, 4702.106.D and 4702.108.C, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development in accordance with Policies G2, D1, and H13 of the South Oxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy 2027.
The annex extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Field House.
Reason: As the entirely separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011.
The roof lights in the east elevation of the annex extension hereby approved shall be at least 1.7 metres above the floor level of the rooms they serve and they shall retained as such. No additional rooflights shall be inserted into the east elevation of the annex extension hereby approved without the prior written permission of the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no part(s) of the roof of the development hereby approved shall be used as a balcony or terrace nor shall any access be formed thereto apart from the terrace area indicated on the plans hereby approved.
Reason: To safeguard the amenities of the occupiers of the adjoining property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
