Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 005B, 006B, 007A, 004, 003, 001 and 002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the accessible boat mooring, including surfacing materials of the access ramp, hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, DES1, DES2, ENV1, ENV4, ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.

The development shall be carried out in accordance with the submitted flood risk assessment (ref: 211204, GWP Consultants LLP, v.01, 14/01/22) and the following mitigation measures it details: Floodplain compensation of a minimum of 2.9m3 shall be provided within the site to offset the loss of floodplain storage resulting from the development. Proposed ramps will be constructed on stilts and with spacing between boards in order to allow waters to flow through. These mitigation measures shall be fully implemented prior to first use and subsequently retained in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reasons: To prevent flooding elsewhere by ensuring that compensatory storage of flood water is provided and to avoid obstruction of the flow of water, in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.
