Conditions / Refusal Reasons That samples of materials for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to their use. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That, prior to first occupation of the dwelling, the landscaping scheme which accompanied the letter from the applicant dated 4 March 2009, shall be implemented prior to the first occupation of the dwelling. In the event of any of the trees or plants being damaged or destroyed within a period of 5 years from first occupation, a new tree or shrub or equivalent number of trees or shrubs as the case may be, shall be planted and the replacement properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.

That within three months of the first occupation of the dwelling hereby permitted, the existing mobile home shown to be removed, shall be removed from the land, the land cleared and returned to use for agriculture. Reason: Because permission is given only in view of the special circumstances in accordance with Policy A6 of the South Oxfordshire Local Plan 2011.

The occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality, in agriculture or forestry, or a widow or widower of such a person, and any resident's dependant. Reason: The proposed dwelling is situated in the rural area where the Local Planning Authority would not normally grant permission for such a development and this permission is granted solely in order to fulfill an essential agricultural need, in accordance with Policy A6 of the South Oxfordshire Local Plan 2011.
