That having regard to the character of Kynaston Road, that comprises semi-detached houses, and the small size of the site this development would appear cramped and out of keeping with the character of the street scene to the detriment of the character of the area, contrary to policies G6, D1, D3 and H4 of the adopted South Oxfordshire Local Plan 2011 and advice contained within the South Oxfordshire Design Guide.
That having regard to the garden size of the proposed bungalow that is below the standard advised in the South Oxfordshire Design Guide and the loss of garden area for the flats at 45 High Street as a result of this development, it represents a cramped form of development that lacks satisfactory amenity space to the detriment of the amenity of the occupants of the flats and the proposed bungalow. This is contrary to policies D3 and H4 of the adopted South Oxfordshire Local Plan 2011 and advise set out in the South Oxfordshire Design Guide. |
