Conditions / Refusal Reasons That, having regard to the character of the area and opening hours of similar establishments in the vicinity of the site, the proposed development would result in noise and disturbance in this part of Lower Broadway at a noise sensitive hour which would adversely affect the residential amenity of occupiers of neighbouring dwellings contrary to policy EP2 of the South Oxfordshire Local Plan.
