That, having regard to the close proximity of no 26 King Alfred Drive to no 28 and to the difference in levels between these two properties, the proposed extension, by increasing the bulk of the roof on the boundary would result in an oppressive and unneighbourly form of development which would adversely affect the residential amenities of the occupiers of no 28 King Alfred Drive contrary to Policies G2, D4 and H13 of the South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
