That, particularly having regard to its size and siting in close proximity to the boundary of the adjoining property to the north, the proposed extension would have an overbearing effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of that property contrary to Policies H13 and D4 of the adopted South Oxfordshire Local Plan and to advice contained within the South Oxfordshire Design Guide.
