Conditions / Refusal Reasons The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Roof tiles, which shall be handmade clay tiles b. Roof covering for the lean-to extension c. Paving for the floor of the building d. Weatherboarding, including finish Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings, at a scale of 1:10, of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Replacement and new doors b. Foundation design of the lean-to extension Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

A sample panel of at least 1 metre square of facing brickwork and stonework for the rebuilt plinth showing the proposed colour, texture, and size of brick/stone, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the work, details of the size and design of all new rainwater goods to be used shall be submitted to and approved in writing by the Local Planning Authority. The rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Details of all works to the timber frame of the building, including drawings at a scale of 1:10 or 1:5 or 1:1 as necessary, shall be submitted to and approved in writing by the Local Planning Authority prior to any such works commencing. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Details of all works to the roof timbers of the building, including drawings at a scale of 1:10 or 1:5 or 1:1 as necessary, shall be submitted to and approved in writing by the Local Planning Authority prior to any such works commencing. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works, a complete photographic survey shall be made of the exterior and interiors of the building and a set of colour prints labelled and dated shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works, a detailed schedule of work, including method statements as required, shall be submitted to and approved in writing by the Local Planning Authority. The schedule of works shall provide details of the following: a. demolition of existing buildings abutting the barn, including a method statement for their removal b. removal of the existing equipment within the building such as corn bins c. any scaffolding and propping of any part of the building d. the method and extent of cleaning to any part of the building e. the stripping of the weatherboarding and roof tiles f. the reinstatement of the weatherboarding and roof tiles g. the extent and method of removal of the plinth and its rebuilding Thereafter the works shall be carried out in strict accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Details, including drawings, of the type and location of all electrical services within the listed building, including socket outlets within the floor, shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of such works. Apart from the approved details, no electrical or other services shall be provided within the building. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

A full archaeological survey of the building shall be carried out in accordance with a brief to be agreed in writing by the Local Planning Authority prior to the commencement of any work. Reason: To secure the proper recording of the building in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.

Details of any proposed change in ground levels, including sections indicating existing and proposed levels, either within the building or within a distance of 10 metres from the building shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of any such work. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Details of any surface water drainage works required shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any such works. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.
