Local searches

A Local Search is usually required on the sale/purchase of a property, on re-mortgage or when there are any dealings with land. It usually consists of a search in the Local Land Charges Register (Form LLC1), together with the "Enquiries of Local Authorities" (Form CON29R). There are specific forms which must be submitted, together with a plan and the correct fee.

Searches are usually submitted by a Solicitor, Legal Executive or Licensed Conveyancer on behalf of a purchaser or re-mortgager, by a Hip provider compiling a Home Information Pack prior to marketing the property.

The Council does not provide copies of the forms, but they are available from law stationers.

Enquiries of Local Authorities (Form CON29) will include such matters as highway adoption and road schemes, local plan policies, environmental health notices, building control applications, planning notices and orders.

The Local Land Charges team has performance indicators and Service Standards, which have been adopted requiring that all Standard Searches are completed and returned within 10 working days of receipt.
