Regularisation applications

Unauthorized building work

Carrying out building work without notifying the Council is a contravention of Building Regulations.

Regularisation certificates

For unauthorised work commenced on or after 11 November 1985, the owner of the building can apply for a regularisation certificate. There is a charge, which is not refundable, when the application is made. The charge is calculated by adding 20% to the standard (excl. VAT) building regulations charge. Application process

Before the Council can issue a certificate, we will need to be satisfied that the work complies with building regulations. This may involve opening up work or providing samples of materials. Plans or other specialist details such as design calculations, commissioning paperwork, manufacturers details, etc may also be necessary.

Submission of an application for a regularisation certificate does not affect the right of the Council to prosecute the person who carried out the work under Section 35 of the Building Act or to take formal enforcement action against the building owner under Section 36 of the Building Act. You can apply online or alternatively download a regularisation form from the menu on the right.
