Building control and regulations
Anyone wishing to carry out building work will need to submit an application for Building Regulations approval to the Council. You can obtain Building Regulations approval in one of two ways:
- Full Plans approval
- Building Notice approval

Exceptions
You can choose either method with the following exceptions, which must have Full Plans approval:
- The building is used as a place of work, hotel or boarding house.
- The building is over or near a public sewer or fronts a private street.
Building Regulations also apply to the following:
- Heating or lighting systems
- Replacement windows, roof lights or glazed doors
- Chimneys
Before submitting an application check to see if the building is exempt from Building Regulations or requires planning permission.
Failure to obtain Building Regulations approval can result in prosecution and fines of up to £5000 for each offence. The Council can also have the building work removed or rectified.Building Regulations Consultation
The Department for Communities and Local Government (DCLG) have an on-line forum for consulting users on the Building Regulations and how they can be improved in the future.
